Nine rooms. No two the same.

Named rather than numbered, because after a hundred years they have earned it. Rates include breakfast, GST and the cleaning fee — nothing added at check-out.

Ground floor, own door onto the verandah garden, claw-foot bath. The one people book a year out.

The Verandah Room — a made bed under tall windows, gauzy curtains lifting in the breeze

First floor front, two tall windows behind gauzy curtains, a bed you need a small run-up to get into.

A river-facing room — bed, sash window, the Brisbane River beyond

River Rooms

Three of them, all facing the water. Wake up to lorikeets and the first CityCat of the morning, which is a feature or a warning depending on you.

The Eaves — a single bed under a sloped ceiling with a louvred gable window

The Eaves

Top floor, sloped ceilings, a single and a small double. Cheap, warm and oddly the most requested for solo stays.

Rates

Per room, per night, breakfast included

No single supplement, no resort fee, no charge for the dog. GST and the cleaning fee are already in the number. Two-night minimum on Fridays and Saturdays from September to April.

The Eaves

Top floor single or small double. Best value in the house and the quietest room in it.

River Rooms

Doubles facing the water. Three available, so worth asking about midweek even at short notice.

Garden & Verandah Rooms

The two big ones. Claw-foot bath and its own door, or the wide room over the street with the river breeze.

Included

Breakfast, and the things nobody should charge for.

A cooked breakfast to order, bread from the bakery on Merthyr Road, and coffee that keeps coming. The honesty shelf on the landing has tea, biscuits, a corkscrew and a stack of paperbacks people have left behind.

Also included: parking behind the house, a drying room that has saved more sudden downpours than we can count, umbrellas and a dog towel by the back door, and wifi that reaches every room because we paid to have it done properly.

Before you book

The questions we are actually asked

Everything here we have been asked more than once, usually at ten at night.

Can we bring the dog?

Five of the nine rooms take dogs, at no charge and with no size limit. Tell us when you book so we put you in one of them. Banjo is friendly but he is not subtle about food.

Is there a lift?

No, and the staircase is heritage-listed, so there never will be. The Garden Room is on the ground floor with its own door and is the one to ask for if stairs are difficult.

Do we have to eat here?

Not at all. Dinner is one sitting at half seven, booked separately, and plenty of guests skip it and walk down to James Street instead. Nobody will mention it.

What happens if we cancel?

Free up to seven days before you arrive. Inside seven days we try to re-let the room first and refund you if we manage it, which we usually do.

Is there parking?

Behind the house, free, and enough of it. The New Farm ferry terminal is a ten-minute walk if you would rather leave the car.

Can we arrive late?

Yes. Tell us roughly when and somebody will be up. If your flight runs late there will be a sandwich, which is not a service we advertise.
