Free, no obligation, and delivered with the comparable evidence behind it. Also useful for probate or simply curiosity.

The agent who quotes the highest figure is not offering you the most money.

Evidence with every appraisal — You get the comparable sold prices we used, on paper, whether or not you list with us.

No fee until it settles — No upfront charges, no withdrawal fees, no marketing costs. If it does not settle, you owe us nothing.

A twelve-week cap, not a lock-in — Long tie-ins exist to protect agents from an over-optimistic quote. Ours is capped.
How a sale runs
Four stages, and the first is free.
STEP 1
Appraisal
About an hour at the property, with the comparable evidence left with you whether or not you list with us.
STEP 2
Photography & floor plan
A photographer, not a phone, and a measured floor plan, approved by you before anything goes live.
STEP 3
Accompanied viewings
Seven days a week, including evenings, by someone who knows the house properly.
STEP 4
Sales progression
Keeping the buyer, their lender and both conveyancers on track from signed contract to settlement. This is where sales are saved.
