Where a property is going to auction, we do not disclose a reserve or a likely bidding figure to anyone other than the seller.
Four things we are asked for most.
Selling
Photography, floor plan, portals, accompanied viewings and sales progression, all included. No fee at all unless and until your sale settles. 2.75% of the sale price including GST.
Property management — tenant find
Marketing, viewings, referencing, the tenancy agreement and deposit lodgement. Then the property is yours to manage. Two weeks’ rent including GST.
Property management — full management
Everything above, plus rent collection, routine inspections, repairs and compliance. 8.8% of rent monthly including GST.
Appraisals
Free, no obligation, and delivered with the comparable evidence behind it. Also useful for probate, separation or simple curiosity.
Asked at most appraisals.
What does it cost?
Selling is 2.75% of the sale price including GST, payable on settlement only. Property management is quoted per property. Appraisals are always free.
Can you tell me the reserve, or a likely price, before an auction?
No. Queensland law does not allow us to disclose a reserve or a likely bidding figure to anyone but the seller before an auction, so we will not guess one for you either.
What should I have ready for an appraisal?
Nothing formal. It helps to know roughly what you are thinking of doing, but an hour of your time is all that is needed.
Can you guarantee what my property will sell for?
No, and we would be wary of any agent who says they can. We price against comparable evidence and let the market decide.
