About us

One office, no targets set by a head office.

Independent since 2009. Nobody above us has ever asked us to inflate an appraisal to win a listing.

Our story

Two agents who disliked how branch targets worked.

Kate Marlow and Sam Vale both worked for a large corporate agency before opening in Bulimba in 2009. When branch performance is measured on listings won rather than sales settled, over-valuing a property becomes the rational move — so they set the firm up to be measured the other way.

Marlow & Vale has one office and a small team, and everyone on it lives locally. We are measured on the percentage of listings that actually settle, not the number we sign up.

What we commit to

Four things, and how you can check them.

01

Evidence-based pricing

Every appraisal comes with the comparable sold prices behind it, on paper.

02

No fee until it settles

No upfront charges and no marketing costs. If it does not settle, you owe us nothing.

03

A capped tie-in

Twelve weeks, maximum. If we are not performing, you can leave.

04

Accompanied, always

Every viewing, by someone who has been through the house. Never a key handed over at the door.

Our team

A small team, all of whom live here.

Kate Marlow

Director — Sales and appraisals.

Sam Vale

Director — Property management.

Toby Ellery

Sales negotiator — Viewings and feedback.

Priya Nair

Property manager — Inspections, repairs and the day-to-day for our landlords.

Have us out for an appraisal, even if you are only thinking about it.

You keep the evidence either way, and there is no follow-up call unless you ask for one.
